1.

Mortgage Valuation Report - This is not a survey, but a valuation report.  It provides  advice  with regard to the Open Market Value taking into account any factors likely to  materially  affect the value.  The report is carried out in accordance with The Royal  Institution of  Chartered Surveyors Appraisal and Valuation Manuel.

 

 

2.

RICS Homebuyer Survey & Valuation - This is a concise report that covers the general  condition of the property and enables you to make an informed judgement not only as to whether or not to proceed with the purchase, but also to assess whether the agreed price is reasonable, and to identify what decisions and actions should be taken before contracts are exchanged.  The report also provides an Open Market Valuation together with an estimate for re-instatement cost/insurance purposes.

 

 

3.

Home Condition Reports will be required as part of the Home Information Pack from 2007 before a residential property can be marketed for sale. The format for this has not been finalised. However, we can provide a similar report for Vendors.

 

 

4.

Building Survey (Structural Report) - This is a more detailed survey report than the Homebuyer Report but we do not carry out this type of report as we have found that most vendors are not prepared to lift carpets and therefore it is not possible to carry out the  inspection in properties which are fully furnished. 

We are able to provide names of companies who under take Building Surveys if this is the service you require.

 

 

5.

Re-instatement cost/insurance valuation - rebuilding cost valuations for insurance purposes are provided for a whole range of properties.

 

 

6.

Taxation valuation - these are valuation reports based on a brief inspection of the property generally for probate/inheritance tax, capital gains tax and income tax purposes.

 

 

7.

Council Tax - This is advice on whether or not the property is correctly banded for Council Tax purposes.  We are also able to prepare appeals, negotiate with the Listings Officer and conduct an appeal before the Valuation Tribunal.

 

 

8.

Expert Witness - We provide a professional service as Expert Witnesses on a range of  property related matters.

 

 

FEES  

Full terms & condition of engagement for any of the above reports are available on request.  Our fees in most cases are normally based on the proposed purchase price of the property or are calculated on an hourly basis.
